Using self directed IRA and non recourse loan to purchase investment property

Does anyone have any experience purchasing an investment property through a self-directed IRA and getting a non recourse loan? Curious to know what percentage/fees are involved with the loan-is it 1-2% more than a conventional mortgage on investment property? And then also what annual/monthly fees you incur through the self directed IRA (Which is essentially the custodian and who you purchase the investment property through).
