That's a bit vague to make a suggestion.
If it is an eviction, find a full time eviction specialist.
If a prospective tenant wants to negotiate the terms of a residential lease regarding something other than the rent, deposit, and how many months, that strikes me as a red flag and sign to find another tenant.

If a very high quality prospective tenant wants to negotiate the terms of a residential lease regarding something other than the rent, deposit, and how many months, and the prospective landlord balks, that strikes me as a red flag and time for said prospective tenant to vote with his/her feet.
