Price Changes by Zip Code

I thought it might be interesting for people to see how the individual zip codes stacked up on a year-over-year basis. The below tables list each San Diego zip code's condo and SFR medians for Q4 2005 vs. Q4 2004. I'm tagging it as Premium Content because the creation of these tables required the DataQuick data, for which I pay through the nose, in addition to a substantial amount of time spent writing code to mine the data. (Forgive the excuses, but someone was recently bagging on me on another website because I charge a fee for access to certain content—so I felt compelled to explain why I do this).

Anyway, before we jump into the tables, let me explain a few things. First, I chose to compare a full quarter (Oct-Nov-Dec) instead of a single month because doing so expands the amount of sales and should hopefully reduce some of the noise that would result from a smaller data set. That said, there are still many zip codes that have very few sales. As a really good example, don't panic when you see that the downtown SFR median dropped by 72%, because that number is based on a total of three sales.

Similarly, these are simply median prices and as such do not take into account the size or quality of homes being sold. This isn't a big issue when looking at countywide data, but with small data sets the median could be thrown off by, for example, a low-end condo conversion project or a new development that features very large houses.

Hopefully these stats are interesting, but they do contain a lot of noise and should be interpreted accordingly.
