Need opinions on 4S ranch property

A friend of mine, despite my best efforts, is determined to buy a place in 4S ranch.

He's looking at this property:

I think he'd be crazy to pay the current list price of $707k. I told him that if he REALLY wants to buy there that he should bid MAX low 600's on this place (even though I know the seller won't budge this low if $707k is considered 'reduced').

I can't find any sales price info on this house but zillow shows that it was built in 2002 and the houses back then were selling for the 500's. Seems like said seller is still expecting to make about 40k/yr on their investment.

Any opinions that I can forward to my friend before he makes a big mistake?

It's not a horrible house. If they could afford it and plan to stay there long term, then the economics are not the be all and end all. I doubt it will be a big earner for them in the short medium term.

Looks like a relatively small house for the price. I don't know 4S but there was a related thread on Fieldstone's Pienza at 3000sf+ for about the same price. But I heard the Fieldstone home have lower ceilings and are not as well designed as other builder's houses.

There are other posters here who know 4S well and might comment.

I can say it is bit early and going to be wrong decission to ponder 707K on this house especially in this 4S Ranch area much slide is going to be happen. Wait n watch what's going to be in a year the same price range goes sure for 20% down and there is no doubt.

this house back up to Camino Del Norte, a main thoroughfare thru 4S + Del Sur.

let your friend know if he likes traffic noise go for it!

these prairie fawn properties are about 2000 sqft zero lot line detached condos.

these days the same $700k would get you a real true SFR in the 3000 sqft range.

classic case of "house arrest" here.

For the sake of accuracy - there are four models on the street. The smallest is 2,166, the largest 2,890. And the ownership is fee simple (zero lot line indeed), not condo.

The house mentioned here is 2,166 and sits directly on the T, you get 30-40 neighbors to shed some light on your living room, dining room and one of the bedrooms.

Sitting at the T with headlights shining at the house is supposed to be bad Feng Shui -- poison arrows/bad energy pointing at the house causing bad luck and disease in the family.

Not a problem, you just apply Finite Incantatum spell which will cancel the negative headlight energy.
