Uni Heights isn’t so-so, it’s just urban.
So-so would be further east of 92116/103.

December 21, 2016 at 9:23 AM #804558Balboa_AgainParticipantI used to live on that block and lived in University Heights for 4 or 5 years. I LOVED it there, but bought in Normal Heights six months ago because of the price per square foot.
For the few blocks around North Ave, 500-650 a square foot seems more reasonable, with the caveat that, for that price, you are likely getting a house pushing 100 years old with god knows what weird renovations and likely only 1 permitted bathroom.
If my budget was 1.7MM, I would sit on my hands until something came up in the Mission Cliffs Gardens area, North of Adams at the end of Park. (Actually, I might just start knocking on doors…) There are a few other really lovely pockets as well, including around Golden Gate to the west and Panorama to the east, but Mission Cliffs has the best access to Park. Of course, UH is one of the top 5 SD neighborhoods I’d spend my money in — if you aren’t sold on the area, the math probably wouldn’t work.
