Fake Title Transfers

I can understand maybe a single family house gets illegally transferred, but how does it happen to major well known commercial property?
I guess it happened to Petco, but you would think CA of all states would have more protections in place.

that is so easy. the county recorder will record just about anything.

what "protections" are you suggesting?

the USA does not have a land registry like many other countries. Our system is based on first-come-first-served recording at the county level. That's why you need title insurance. If there is fraud it's only after the fact that the authorities may open an investigation and guilty parties prosecuted.

If there is fraud or other title problems, you need to go to court to initiate a quiet title action. it can be a long process such are when there are disputes among family members who are rightful part owners, part owners who are dead, or if there are mortgages that have not be reconveyed.
