Divorce Buyout & Refi Appraisal Concerns

My apologies, if this is the wrong forum or if vendor solicitation is against the rules.

I am mediating an amicable divorce (2nd marriage, kids from previous marriage). I have concerns regarding the refi (which is complete) appraisal. I understand that it seems as if we are at a peak and the timing is not something I can control, but I'd still like to just do my due diligence.

It's Pacific Ranch, Encinitas, 5 bedroom, 2559 sq ft. Appraisal was at 1.87. Re-piped, new HVAC/ducting recently. There are very little comps in this private un-gated community.

If anyone can recommend an independent appraiser, I'd gladly use them even if it just supplies peace of mind. Welcome your opinions on the appraisal amount as well. I appreciate it!

This is my home market. I have lived here almost 30 years and sold real estate here over 20 years. I know the area like the back of my hand. Appraisals done during a loan process are crap.

Zillow and redfin let you pick comps and do a pretty good job.

We are already down 10-15% from peak prices around March 2022, but still up 15% or so over last year.

If both sides agree on the comps to use, I think the zillow and redfin average is faster and about as accurate as an appraisal. Worth a shot trying, could save effort and $700 in costs.
